Dubai market data

Registered home sales over the last 12 months, community by community. Use it to see where an off-plan price sits against what buyers have paid, and where rents have historically covered prices best.

Price against rental yield

83 communities with at least 10 registered sales and a published yield. In the current data, cheaper communities have tended to return more rent for each dirham paid, and the most expensive ones less. Gross yield is before service charges and is a historical figure, not a forecast for a new project.

Horizontal: median registered price per sq ft, AED, log scale. Vertical: gross rental yield. Larger circles had more registered sales.

Reading these figures

  • Registered, not asking. Every figure comes from completed Dubai Land Department registrations. Developer launch prices are a separate thing and appear only on project pages, with their date.
  • A community median is not a valuation. It mixes unit types, sizes and building ages. A change in the median can reflect a change in what sold, not a change in value.
  • Overlaps are not added up. Some communities contain others, so this page never shows a Dubai-wide total built from community figures.
  • Thin samples are left out. Communities with fewer than 10 registered sales in the year are excluded from comparisons.
