How we use data
What each figure means, where it comes from, and what we leave out. If something looks wrong, email info@hedubai.com and we will check it against the source.
Where the data comes from
| Source | What it supplies | Status |
|---|---|---|
| Dubai Diligence community feed | Registered prices, sales, off-plan share and yields for every community | Connected, data through 27 October 2026 |
| Developer project feed (Reelly) | Developer prices, unit types, payment plans, handover estimates, images, floor plans and brochures | Connected, updated 30 Oct 2026, 07:13 UAE time |
| Dubai Land Department register and sales (Dubai Pulse) | Official project register, construction progress, escrow agent, registered sales and developer records | Not connected yet |
Every source is refreshed automatically every morning, checked (format, counts, value ranges and sudden drops) and published only if it passes. If a refresh fails, the last good data stays up with its date.
Two kinds of price
Registered prices are what buyers actually paid, taken from sales registered with the Dubai Land Department. All community figures on this site are registered prices.
Asking prices are what a developer lists for units today, from the developer feed with the date we read it. They appear on project pages as the starting price and the unit-type price ranges. We never mix the two kinds in one figure or one chart, and where a page sets one against the other (for example a list price per square foot against the community median) it says so.
Community figures
- Registered home sales, 12 months
- The number of home sales registered in the community over the last 12 months, as counted by the source. In any figure we calculate ourselves, mortgages, gifts and other non-sale procedures are excluded.
- Median price per square foot
- The middle value of price divided by area across those sales, in AED, for homes only. Land, whole buildings, offices, shops and hotel inventory are excluded. A community median mixes unit types and building ages, so it is context for a project, never a valuation of it.
- Off-plan share
- The percentage of those registered sales that were off-plan. It describes the sales mix in the community. It does not tell you how much of any project has sold.
- Gross rental yield
- Registered Ejari rents against registered sale prices, before service charges, as published by the source. It is a historical figure for the community, not a forecast return for a new project. It is left blank where rents or sales are too few to pair.
What we leave out
- Communities with fewer than 10 registered home sales in the last 12 months are not charted or ranked. Their figures remain on their own page, marked as too thin to compare.
- Communities that register mainly plots are labelled as plot sales and kept out of price comparisons.
- Where the source lists identical figures under two names, we show one entry and note the other, and we never add overlapping communities together into a Dubai total.
- We do not show a percent-sold or remaining-stock figure. Total units minus sales is not stock: resales, cancellations and unreleased phases make that sum wrong. Inventory will appear only from a complete developer feed with its date and coverage.
Project figures
- Registered sales of a project
- Home sales the Dubai Land Department recorded under the project's register number over the last three years. Where a developer registered each tower separately, the towers of one marketed project are counted together. Medians need at least 10 sales (5 for a quarter or a unit type).
- First registered sale
- The earliest sale in our three-year window. When it falls at the very start of the window, the project launched earlier and the page says so.
- Construction progress
- The completion percentage in the Dubai Land Department register, or the developer's own figure when the project is not in the register yet, with its source and date. Zero percent is a real value.
- Developer delivery record
- For each developer, the median gap between a completed project's registered end date and its recorded completion, shown once at least three completed projects have both dates. Registers can hold revised end dates, so an extension agreed before completion can look like on-time delivery.
- Linking a marketed project to the register
- A developer feed project is linked to register entries only when the developer and the distinctive words of the name match. Later phases stay separate. Anything uncertain stays unlinked rather than borrow another project's sales.
- Dates keep the precision the developer gave. A handover in Q4 2028 stays Q4 2028; developer estimates are labelled as estimates.
- Payment plans are percentages of the purchase price. Registration and other fees are separate.
- Missing values are shown as not provided. We never fill them with estimates.
- Images and documents come from developers through the project feed. We do not generate images.
- Preview sites may show clearly marked demo listings; they never appear on the live site.
Sources and updates
Community figures: Source: Dubai Diligence, from Dubai Land Department registered transactions. Published under CC BY 4.0 at dubaidiligence.com, which recalculates them daily from the Dubai Land Department register. We check the feed automatically, test every update (format, counts, value ranges and large jumps) and publish it only if it passes. If an update fails, the last good version stays up with its date.
The current figures run to 27 October 2026, were recalculated by the source on 29 Oct 2026, 18:37 UAE time and were collected by us on 29 Oct 2026, 23:52 UAE time. If the feed has not been recalculated for more than 72 hours, pages say so next to the data date.
Not advice
This site gives information, not financial, legal or tax advice. Past registered prices and yields do not predict what a new project will be worth or earn. Confirm prices, fees and terms with the developer's documents before you commit. Ask us if anything is unclear.
